I get frequent phone calls from potential buyers interested in buying a Cumberland Trace townhome so I thought I’d make a post updating everyone on the current availability of townhomes in this subdivision. There are currently 5 townhomes for sale in Cumberland Trace, but ALL of them are under contract. 3 of them are “Active with Contract” meaning they have contracts on them, but the seller and listing agent are hoping to get backup contracts. As a general rule the only listings that you will see using the “Active with Contract” status, as opposed to the more common, “Pending” status, are Short Sales. And yes all 3 of these “Active with Contract” listings are Short Sales.
These 5 Cumberland Trace townhomes have list prices that range from $75,000, at the low end, to $89,900, at the high end.

In the past 90 days there have been 3 sales in Cumberland Trace. If you’re a home owner in Cumberland Trace you may want to turn away at this point. The reality is there have been some ridiculously low contract prices recently. There is no rhyme or reason for why these properties sold so low and I’ll refrain from speculation here. Actually, I’ll make the general statement that some sales have happened in Cumberland Trace where the individual doing the selling didn’t put much effort into achieving the highest sale price. Was that worded gently enough?
The 3 most recent sales in Cumberland Trace had contract prices of $58,800, $82,000 and $82,000. Yes, I’m serious.
